It's not that simple, particularly in an area where sale prices are not
public record (non-reporting)
A listing broker does not necessarily have an ethical right to disclose
details of a sale to the public, nor would you necessarily want him to, if
it was your home that sold or was bought. Think about it. Would you want a
listing broker to disclose details of your home sale (or purchase) on a
public web site? I can think of several good reasons why you would not want
that. Not the least of which is the fact that a listing broker has signed a
contract with the seller prohibiting him from doing just that.
If you call that broker, as a buyer, and request a market analysis on
properties that are similar to the property in question, he certainly can
disclose sale prices - although not necessarily that particular one. But
publishing info on a web site is very different.

it seems to me that the "broker" is claiming to have sold a property
for that amount to market his ability to "get" a certain price. Seems
easy enough, particularly on a web site, to simply list the selling
price if you're going to put a "SOLD" tag on the listing.
