Current mortgage is ~$1145/mo, which includes taxes, insurance, and
PMI.

Assumeable?
It is assummable for someone that can qualify for an FHA loan - mainly
based on income, income/debt, and no late payments for the last 12
months.  Not highly dependent upon credit scores.  550 FICO can qualify
if the above issues are OK.
Assumption cost is under $600.  Interest rate is FIXED at 5.75%
Assumption by-passes mortgage origination fees, inspection, appraisal.

Property taxes?  (Tx has no income tax)
~$3600/yr

Insurance?
~650/year for $170k in replacement cost.

Schools in the area are great.  I'm interested in leasing back, for
"buy and hold" investors.  I'll pay at or slightly above market rates.
